Lowest advertised prices are for reserved for new tenants who sign long-term (12+ month) contracts.
Short-term leases:
+$100/mo for leases shorter than 1 year.
Agreeing to rent a room in advance: Two ways to do this:
- Pre-lease ("I'll choose my room later"):
You put up
$200 toward your security deposit now, which ensures we will have a room available for you and also "holds" your agreed-upon rental price for you in case it goes up. Come pick a specific room 2-3 weeks before move-in! - Specific-Room Hold:
Is there is a specific vacant room you would like to move into, but not until 30+ days from now? No problem! Just pay a
nonrefundable "Specific-room hold fee" of $100/mo (sometimes higher depending on market conditions) in exchange for the right to move into that room at a later date. Permission to hold required from management and ownership.
Extra occupant (more than one person per bedroom):
+$75/mo for utilities and use of shared facilities. Not available in buildings with 7+ rooms. Any extra occupant must be reported with 7 days of move-in or lease signing; otherwise, retroactive fees may be assessed.
Animal/Pet:
$55/mo per dog; $25/mo per unit with cats.
Any animal must be reported with 7 days of move-in or lease signing; otherwise, a $750 fee may be assessed. If we receive multiple credible complaints about Tenant's animal(s), we may, at our sole discretion, give Tenant 30 days' notice to move to another unit or property designated as animal-friendly by us.
Parking permit & gate openers:
Parking permits are free -- just follow the steps
here.
Some properties are gated: for those properties, you will also get a gate opener. The cost to replace a gate opener is $50.
Room lock-out:
$50 during business hours (+$20 if you need a new key made, if our schedule allows -- you can always get it done yourself for cheaper!).
Room change/transfer:
$200 for updating lease records & room cleanings.
Moving pre-existing furniture:
$100 to move between different addresses, $50 within the same address.
