Parking Policies (last updated 3/24/2026)


Hello residents:


  • Parking on the premises is permit-only. Any vehicle without a valid permit on file is subject to tow. 
  • Guests (i.e., anyone not listed on a written lease) may not park on the property. 
  • The permit must be valid and displayed in your front windshield on the driver side, in addition to the requirements below. 
  • Having a permit does not guarantee there will be an available spot.


To request a parking permit,

  1. Go to AppFolio's "Account Profile" section (click here).
  2. Fill in your vehicle information completely (make, color, license plate #, etc.).
  3. Send an email to kvillage.pm@gmail.com  with your address, room #, license plate #, and color/make/model of your car.  Subject line must include "Parking permit request"
  4. Text us (937-729-3392) to request a Parking Permit Agreement.
  5. Sign the agreement (through AppFolio).


Parking Rules:

  • At 1528 (and 1/2) W 36th Pl and 3711 (and 1/2) Halldale Ave, you must display a phone number in your front windshield to move your car promptly (within 10 minutes) upon being called. If you do not do so, you may be fined, have your permit revoked, or be towed.
  • At all other addresses, you may not block other cars. 


  • For a permit to be valid,
  • Tenant must have, prior to parking, filled in AppFolio's "Account Profile" section with accurate vehicle information completely (make, color, license plate #, etc.) pertaining to the car parked,
  • Tenant must have, prior to parking, emailed kvillage.pm@gmail.com accurate information (address, room #, license plate #, and color/make/model) pertaining to the car parked,
  • Tenant must keep all information above current by updating (on AppFolio and email) any changes within 3 days, and
  • Tenant must have signed this Parking Permit Agreement.
  • Permits are not transferable. Each permit is valid only at the tenant's address and for the car whose information has been put on AppFolio and emailed, and only while that tenant is a non-delinquent tenant or occupant named on the lease.
  • Maximum one permit allowed per room rented.
  • Permits will be granted at the sole discretion of K Village Apts. Permits may be denied or revoked, for example, for vehicles that are oversized, for delinquent tenants, for tenants that repeatedly violate rules, or occasionally (e.g. yearly) for all permits.
  • Replacing a lost permit will incur a fee of $50.
  • Vehicles may not be improperly parked (e.g., blocking other cars, blocking pedestrian access, or in marked NO PARKING or RESERVED areas).
  • Inoperable vehicles may not be parked.
  • Vehicles without valid, registered license plates (one front, one back) may not be parked.
  • Vehicles may not be repaired within, upon, or near the premises.
  • As of May 2026, electric or plug-in hybrid vehicles issued a parking permit will be assessed an additional $100/mo fee to cover charging and related expenses. Any person charging a car on the property must have a permit registered to that car and must have paid the fee. Any person charging without satisfying such requirements shall be in violation of lease and property rules and shall immediately owe a penalty rate of $200/mo dating to the first appearance of the car on the property.


  • VIOLATORS OF ANY OF THE ABOVE RULES MAY BE FINED (UP TO $200 FOR MOST OFFENSES), HAVE THEIR PERMIT REVOKED, AND/OR BE TOWED AT VEHICLE OWNER'S EXPENSE AND RISK.
  • Parking fines will be charged like normal rent through AppFolio, with payments applied to parking fines and fees first. To recover your towed vehicle, call All City Tow at 800-498-0202.


What if a car is blocking my way?

Please text pictures of the car causing the problem (including license plate & a picture from far away enough to see the whole situation) to 937-729-3392, then call the same number to request help. Violators may be fined, have their permit revoked, or be towed.
